Yeah, the deals out there right now are incredible... but I agree. No rush to jump in now as the market will most likely continue to decline. Worst case scenario it stays flat for a few years. But that is a bit too optimistic IMO.

We lucked out and got our short sale approved before the bank foreclosed. There was a lot of interest in the property so the bank wanted to sell before the value diminished even more.
