    Credit Scores---Crazy!!!!
I recently paid off ALL my ************. I have no auto loans. I have NEVER been late on any payment. (Yes, paying off 6 ************ in full is new), but they have all hit the credit agencies.
Previously... My credit score was 707. Now it's 732. Guess what folks to get the best mortgage rate for a place to live, you need a score of 749 as a senior. This is not fair.

Mortgage rates are so low that you should now be concentrating on purchase price.

Keep the cards paid off every month and don't apply for any credit and it will keep going up. It takes time. It's not instant.

Try the credit boost. It takes into account paying your phone bill and utilities. It’s said to give some people 10-15 points. Gets you closer

Buying again at my age and with I'm been through is scary enough. One place that was for sale, I went to the address (a condo) that was easily in my price range..When I arrived workers were doing some type of repairs. I met a resident of the 240 unit condo complex.. He was a retired postal employee and had lived there nearly 30 years; He was telling me the Association fees had really gone up in the last few years, because the place is not vinyl but aluminum. The area is perfect to look at and well maintained. But he went on to tell me that 41 units are rented out of the total and mostly by lawyers. That's one of the problems in buying the whores just looking to make a buck for nothing. That's WHY I have to be certain that I meet the best loan offers (via credit score) and down payment.

Condos are a pain in the ass it's like owning and renting at the same time, just buy a small house and pay people to mow your lawn. That way you're the president and what you say goes.

If you keep those cards paid off and don't apply for any loans within a year your score will be over 800 as long as you don't have any shit on there like unpaid medical bills or an unlawful detainer.

God Bless You and you are 100% right. In the area that I wish to remain in homes are OUT OF SIGHT! I don't want repairs.....(cutting the grass was my laugh of the day)... Thanks
I grew up on a farm in a house my grandfather built in 1902.... Pipes didn't wear wear out and all was well. Those days and places to live for me are gone

You sure that all of the credit card companies have reported the balance paid off? Sometimes it can take a month or two for them to catch up - they don't all report on the same day. If you have no missed payments and zero credit card balance your score should be higher. I'm around 800 and I don't even have a mortgage - and until last few years wasn't exactly the best with credit.

Right, I'm guessing in the next couple of weeks the same score as you! If not I have 5 months to get out out here or more

Renters vs Buyers: would be great to see fact and figures of how long it lasts. Everything has an end. I've been a renter and an owner. It would be nice to see a sliding scale with all the factors (age---- % of income, ---etc)
Sadly there is no equation....but would love to see one if so.

Owning a condo doesn't mean no repairs, you are still on the hook for repairs.

That's why the seaside condo in Florida collapse because none of the owners would pony up the 80 grand a piece it was going to take to fix the place.

You will still be on the hook for repairs you will have to deal with an association and you will have to pay a monthly association due that will only go up.

If you do buy a condo look for something in 6 to 8 unit two-story buildings.

Owning a house will be the same exact thing except you will be the association and you will be the president all decision will be made by you, if you don't mind mowing grass you can mow your own grass or you can hire someone.

When the driveway needs to be repaved you can decide to tear it out and do cement or just seal coat it.

It's all the same in the long run but living in a condo is a big fukkin hassle, people don't understand they're still paying for all that shit. A home you can just pay people to do everything the same as a condo.

I own a big fukkin house and I don't do anything, I pay maids to come in every month and clean the whole place, I pay Mexicans to come every week and do the landscaping.

If something needs to be fixed I call a professional unless it's something simple I can do myself.

But if times get tough I'm not on the hook for that association fee and I can start mowing my own lawn and I can start cleaning my own house and save that money if that's what I decide.

What is the monthly association cost?

And how many buildings total are in the complex?

If prices are high in your area maybe you'll have to relocate to be comfortable, after all you will be retired. Not so bad driving an hour to see your family and loved ones
