Texas since half of California wants to move away? Montana or Idaho for when the shrinking middle and upper class want to totally remove themselves from the ever growing govt. dependent population and its issues? Oregon and Washington maybe?

New York and it’s surrounding suburbs that aren’t too far to commute to and from work. Multi family, nnn properties- pharmacies. Miami may be underwater by then or id give them some honorable mention

A nice area in any city or State pretty much... Location is everything and the better the location the better the chance for potential and growth, that in turn makes it easier to manage and more profitable in the end..

It's always fun making a monthly profit on rentals, but the real growth is with your equity as time passes. That happens in good areas..

People/renters don't want to move out of good areas, business owners also.. You get tenants that pay and stay.

Unfortunately I don't share many of you guys' optimism for the future in this country

It's not because I don't want to be optimistic, but the dumb poor people are having most of the kids because of the government policies for the last few generations.

In a few generations there will be a profound schism between the haves and the have not gibs me dats, and I'm trying to predict where the great migration of haves will want to move.
