V and AMEX are both still darlings for me, even at the nose bleed prices. Pays a dividend and been killing it. Plus consumer debt isn't going away anytime soon. I'll have a look at NRZ

I've been in REITS now for almost 20 years.
Real estate DIV stock, it's the best way to go.
