We looked all of July at homes up to 180k so I have a good idea what you can get with that. Living in the better parts of the Summerlin area you can get a 1,800 sq foot home with no pool usually in that price range. Sure there are some more/less depending on many factors but most of the homes me and my wife were looking at were around this price and size, I would say just under $100 a square foot.

Here would be a typical house her and I looked at: http://las.mlxchange.com/Pub/EmailVi...13&s=LAS&t=LAS

Here is the big problem for me. It seemed the next level of homes is where things really got nice, about 210k or so and things were noticably much better. Top neighborhoods, in-ground pools, newer homes, etc.... Don't get me wrong I really like stuff priced in this 180k range but I want to be somewhere for a long time so you want it to be the perfect house.

Still 170k gets you a very nice home, in a nice neighborhood but no yards, trees, grass, etc... So be prepared for that and that can be a culture shock for mid-westerner's like myself.

Do these homes have basements or are they built on slabs? Really curious on this.

If you are comfortable purchasing a house, I would strongly, strongly, strongly recommend that you look in either Henderson or Summerlin and only branch out from there if you don't care about living in areas that have some crime, noisy neighbors, and lots of vacant houses (all of which combines to kill your resale value). The houses are much cheaper for a reason.
        Curious to know your experience.

I just bought another house here, and NOTHING I was looking at was anywhere near the 170k range, and definitely not under. There are plenty of investors out here who are picking up most of the houses that are worth a damn and paying cash. So looking at a listed price, and actually buying it are 2 different beasts IMO.

The problem is how do you pay the payment every month without jobs?

Have literally walked through 25 homes in Vegas and read up on 10x more then that and don't think I have seen a basement yet. Kind of odd but obviously has something to do with the ground, etc....

All slabs just like Southern California. I think it is just too damn hard and expensive to dig there. I don't like basements anyway.

Basements are cooler Doug. Also make for a great family area.

I always get water in basements, would never have another one.

Pretty sure you wouldn't have to worry about water in a Vegas basement, LOL.

Must have something to do with how hard the ground is? Don't really know but very rare to find a house with one.

If you get water in your basement then you should blame the contractor.

IMO most houses in CT get water in the basement. Lots of places are built poorly everywhere. I did construction in LV and SD. Lots of shoddy construction went on in those places. Slabs often had huge cracks in them that just got covered with carpet, for example.
