Not sure about gatekeepers, but I do know a bit about bridgekeepers and this should work.
Approach them with confidence and don't be afraid.
They will start out asking simple questions:
    "What is your name?"
    "What is your quest?"
    "What is your favorite color?"
Then the questions get tougher and require a some knowledge.
Make sure you know what city is the capital of Syria and the air speed velocity of an unladen swallow.
    Good luck.

Question: what or who is the best way to get mailing addresses of potential customers (white, 34-65, 100k+)?

Best advice you will get in this thread: Don’t be yourself. Painfully obvious the real you is a moron aka the black seaweed.

Money better spent setting up some sort of ad campaign collecting your own targeted leads that you know no one else has.

$1,000 should get about 1k leads using facebook and google ads if he just wants wealthy white guys as the filter. With the right landing page.

My friend can design apps and I’m trying to think of some way I can be a value add and help out

Pay per click ads are probably not going to be economical for a small price tag item like an app... unless you are the developer and value brand awareness as well as insta sales.

But developing a lead list of people who habitually buy apps in general, that you can use over and again with different apps, would work that way.

How would you go about getting a lead list that specific?

You need a good landing page to get visitors to engage, and the ability to research and pick the right keywords/phrases/times/platforms to catch the target audience.

I'd get an SEM specialist to help design the right campaign to get you started and learn the basics.

Most will charge you 10-20% of your monthly ad spend to manage it for you. Well worth it if you are a total newbie.

I know someone who was happy with kliken.com, who offer starter packages for $100-$200
