He won't be allowed to file a 7, he'll have to do an individual ch 11 (for persons w over $1mm in assets) and yes, the creditors will seize it all, the entire portion of the contract that the irs & Calif revenue doesn't seize.

He will have 5 years to pay in full, then the residue is discharged.

For a 7 you must make less than $70k. If he sits out this season maybe, but the creditors could force the conversion based on the equity in his homes alone.
