#178My .02 cents on Las Vegas..I have lived here since '97, Pepsi moved me and the wife here and have been here since... I have owned 2 homes here and bought both when times were right..Made 38 thousand on the first and bought the one I'm living in now in 2003 for 180,000 and paid cash.. Don't know if that was a good thing or bad, but one thing I know for sure it costs me about 200.00 a month to live here...2,000 taxes and 400 insurance..2400 divided 12...
It's not much 1,700 sq.ft. 3 bed 2 bath and 3 car garage...Pool and hot tub in the back and 9,000 sq.ft. lot so my house is 18 feet apart from the neighbors homes...I also have 2 chows so I have to have some grass in the back...House was built in '98 so it is now 12 years old and real close to Summerlin..sorry FH but I like this side of town better as well...I think zillow now has it for 210,000 so I don't feel too bad..In 2006 I was offered 320,000 and didn't take it as I could not have replaced it for that money...My house is also 1 story as are the other 86 in my sub.. no 2 story home in the sub..
Iceman, like FH suggested check out Painted Desert it's really nice..almost bought a second home out there a couple of months ago..but was 5 grand apart on the deal and neither of us would budge..wish I would have now...
I like it here although others may not but to each their own..Grew up in Kansas, after college moved to Corpus Christi, Texas went to work for Pepsi they moved us out here and no longer work for them 20years was enough..I am older as well 52 and now don't do much..gamble play w/dogs and daughter Emily ..she's almost 3..

Beautiful area that has tennis courts.. golf course.. club houses..all gated and secure...The house we looked at was about the same size as ours but was at the end of a cul de sac with a huge backyard..No pool but the house and lot where to die for...Guy wanted 159,900 and I was willing to pay 155,000 and neither of us would budge..After 2 weeks my wife convinced I should call and by that time he got 159,000 and moved back to jersey..

I lived around the corner from Floyd Mayweather in Vegas, Michael Jackson's father, a lot of the biggest names in poker. The 3-4 biggest bettors I knew lived out in Summerlin. I wished Rick A from Sports Options would come in here and verify what I am saying. I am telling everything is bigger and newer west.
Doug. as I am sure you know everything is about location, location, location in RE. That home you showed, I wouldn't live there, heck I am not even sure I would drive around that area at night.
I've been living here for 15 years (Tamarack Ave, if you know it). Can't beat it.
I like Vegas weather about half the year, but it gets hot in the summer and cold in the winter. Now, that's pretty normal, right? But in Carlsbad, I don't have AC, my heater hasn't worked in years, and I don't need either. Although temps outside vary more, inside our house it doesn't ever get below 60 or above 80 all year.
Ice, coming from Michigan, EVERYPLACE must seem more expensive to you, even cheap places like Vegas and Canada. It's all relative. But to wake up every day and step out into this absolutely beautiful world makes life seem much, much nicer. People can talk crap about Cali all they want, but they don't understand how many different Californias there are; the Cali that's great is within 4-5 miles of the coast, and it's unbeatable and worth the cost of admission.
But any place is what you make of it.Comment -

#187I lived across the street from PAINTED DESERT for 2 years when I worked at the Sante Fe.
Again, I did not like it nearly as much as living on the EAST side and Green Valley in particular.
Again, it's not like I DON'T LIKE many areas on the WESTSIDE, it just seems that many have this conception or opinion that the West is SO MUCH NICER AND BETTER, when in reality I just don't believe that to be the case...........they are very EQUAL WHEN TAKING EVERYTHING INTO CONSIDERATION.

Hence, Thomas and Mack, UNLV, Silver "Dust" Bowl, and Airport.. A few of the bright spots on the east side...
Never lived on that side of town so I can't be a judge of the east side...but having lived on west side for 13 years has been good...Not trying to sway the fish or fan either way...

#191Vegas is a great place to visit but never considered moving there. I go 4 -5 times a year generally with comped rooms. As I get close to retirement/semi-retirement I want to live in multiple places. Every place has benefits and drawbacks, but living different places you can capitilize on the best weather and make different sets of friends and not get bored being in only 1 place.I live in Pennsylvnia and in process of buying another property near one of the PA casinos. I will buy a property in Florida within a year to live in for 4 -5 months. Now is a great time to buy a primary residence or a rental unit.Comment -

I lived by Painted Desert for 2 years and on the edge/in Summerlin for 2 year also............again, I would not hesitate recommending either one of these locations, one just has to choose which they like.............and compare it to other areas as well.
I would recomend EXTREME NW(PAINTED DESERT)..............W(SUMMERLIN........ ....................E(Between Maryland and city limits east).....................SE(Green Valley and Lake Mead Blvd)......................and the extreme suburb of Boulder City.
My TOP CHOICES would be......
1. SUNSET STATION/BARLEYS/ and GREEN VALLEY RANCH Area
2. EAST OF BOULDER HWY AND SOUTH OF TROPICANA
3. SUMMERLIN AREA
4. BOULDER CITY
5. PAINTED DESERT AREA
6.. SOUTHWEST AREA
Again, it will come down to what peoples needs and wants are more than anything...............
One thing for certain.........avoid the NE area unless you are in the AIR FORCEComment -

After football season I got a call from my old company aksing if I wanted to help them straighten some things out, etc... Moving back for all the reasons I went to LV in the first place. Mainly I want to be around others who are much like myself. Finally starting to get to know many of the "important" people in this industry in that live in that town. That part has always been my #1 thing that I wanted out of living in Las Vegas. Plus football season in Vegas has a different feel to it. Just thinking about it gets me excitied. Wouldn't be anywhere else in the world. It's the major leagues of gambling and being anywhere else doesn't just feel the same to me. Also been able to set up some new and exciting things there this time around. Feel like I have a lot of unfinished business out there and in a perfect world want to stay there minimum of 4 months a year for the next 10+ years (or however long I continue to do this).Comment -

Actually Vegas prices now are very close to what Michigan prices were when I was so heavily involved in RE there 3-4 years ago. Now California, thats a whole different story. Still don't know what everyone does out here to afford this.
You are so right about the weather. You can't put into words and describe what almost everyday is like out here. Describing it doesn't do it justice. Now with that said (some are going to laugh about this) I miss rain and fall type weather quite a bit. I love that type weather. Not as much as the weather we are having out here but enough so that I really wished there was more changing of the weather. One guy here in SD said to me when asked about the weather "what weather? we don't have any weather out here it's the same thing everyday, boring" and in a weird way I get what he means. This gets old but with that said nothing brightens you up more then walking otuside and hearing birds chirp, sunshine and having a nice feel of not cold or hot but perfect temperatues.Comment -

Exactly my thinking. Hopefully something I can pull off one day soon. Probably the #1 thing I am striving for. Would love to live in 3-4 places for an extended time each year.Comment -

Not at all Doug. I don't place 200 bets a year in a casino. Just too much of a hassle. I can do everything online so muh more effectively. Without going too far into details the "resources" out here in LV for doing this make living here an absolute must.
Now if I had enough money to afford a runner I would for surely take advnatage of some things I see. I really plan on going after some new things this year in town so maybe I will get out more. Smaller market stuff I haven't focused on enough.
Now if I could get FH out here my opinion on a lot of that changes also but the problem is I just can't seem to get him to do it. Its getting closer but still fear we are a few years away. Hope this thread excites him (and Billsfan) enough to pull the trigger. I know for a fact the second he and her get here they will be asking himself why they didn't come sooner. September-Mid-December- Rent a furnished home in Las Vegas (Summerlin with wife), Strip at Panorama Towers (without wife)
Mid December-January- Flushing, Michigan (my hometown, close to family for the holidays but not living with them)
January-March- Newport Beach, California rent a furnished home on the Ocean or places like Brentwood area, etc.. Don't know enough about all of them but LA area.
April-Mid June- Flathead, Montana (cabin or lodge)
Mid June-August- Cabin in Traverse City, Michigan or Houghton Lake, MichiganComment -

lineshopping casinos would seem very difficult to me ( I didn't bet sports when I lived there).
It's like you'd a group effort with a few guys floating around to different books while in contact with each other on cellphones and somebody at home on a computer checking information and moves. I doubt you'd beat Matchbook prices often enough to make it worthwhile.Comment -

Florida has some nice points too. I'd like the beaches and ocean/ boating that is available. It would be nice to have jai alai available too....but that isn't a moneymaker.
The housing prices are very attractive in LV. Job opportunities suck but this is America. I'd like to do something that gives you benefits haven't worked since 2003.Comment -
