I'm going to be listing my Condo for sale as soon as tomorrow, been talking with a realter. Paid 160k in 2003. I think it will be listed at 255k. The last comparable one ( 2br/ 2.5 bath) sold in 2006 at about 275k. 1 BR/ 1.5 bath units sell frequently for 180-220 k. Very few 2 br units here.
Realtor wants 5%, should I try to talk him down to 4% ?

#111Fish, the biggest joke i saw when i was last in Vegas was the area on the strip confined of CIRCUS CIRCUS and the RIVIERA. Now that area has ot have much more potential than its showing, Hell The SAHARA is a dump.
Have they ever done anything with the area on the strip directly across from the SAHARA? it was a HUGE empty lot that seemed to defy logic.
CIRCUS CIRCUS Smelled like stale Marlboro's...but THE STEAKHOUSE was excellent, only thing good about the place..Comment -

#114Living in the Carlsbad/Vista area currently and paying 2k a month, not an easy pillow to swallow given that the house isn't anything special. I will admit it though that it is beautiful around these parts. The weather is stupid how nice it is. Seriously don't think we have had 10 days over 80 since I have been here. I don't even watch the weather forecast, no need too. Just think to msyelf all the times what in the world are all these people doing for a living out here . Everywhere you look there are beautiful homes. California is at a different level when it comes to homes, weather, etc.. but to tell you the truth I am not sure I really like it here, too west coast for me. I

I wished Rick A from Sports Options would come in here and verify what I am saying. I am telling everything is bigger and newer west.

You are so right there. 3 months suck but I would take vegas weather over just about anywhere in the country 6 or so months out of the year. It is so unreal nice.
I can remember calling my mom some mornings begging her to move out here just to witness what I was talking about. It so nice its hard to put into words. Lived in Michigan 37 years and we don't have 10 days a year that are as nice as 200 of Vegas days.

Ice, I agree with you, SUMMERLIN is nice................but you make it sound like it is the end all to end all to live in Vegas.

My own personal opinoin having lived in and around Summerlin for 3 years and many years on the East side........is that I prefer the EAST side better...........not by a huge landslide, just a little better.
I LIKE SUMMERLIN AREA AND there are tons of great houses and communities.........just do not like the WESTSIDE as much as the EASESIDE............if everyone thought the west side was the best, there would be no east side.Comment -

#121The BIGGEST advantage to living on the WESTSIDE in Vegas for me personally is that it is a shorter drive to MT CHARLESTON, RED ROCK, and UTAH.
Another plus for the WESTSIDE is the air quality is a tad better than that of the EASTSIDE
I don't think you are quite the BAR HOUND that I am ICEMAN, and the EASTSIDE has way more unique bars and cafes..............and one's that are much more ESTABLISHED.Comment -

#125If I had reasons to visit the casinos more I am sure I would love to be closer to the strip but right now since I don't I want to be further away from it. Now if you would ever move out this way maybe I would have a reason but until then I am a Summerlin man.
It really all boils down to taste. Wife's friend told us to check out Boulder City, swore that we would love it. I thiought it was awful. So like I said it really depends on your taste
Serioulsy if Mt.Charleston area was 15 minutes closer and there were some businesses around, I would live there. I am sort of sick of the suburban lifestyle of living 5 feet from each other but nothing you can do about that in Vegas. Might look into Lake Tahoe area one day, looks nice. That or maybe Montana/Wyoming, etc... I am a western U.S guy from here on out.Comment -
