            i just think we might never have another boom where people with no income and no assets were given $300,000 interest-only loans AND $50,000 CASH to buy a $250,000 house. lot of tourism was these guys that re-financed their house every 2 years on the way up and spent the cash on vacations/new cars/etc

            hopefully wages for the average joe will actually GO UP one of these years (sigh) and that will lead to more spending money...

                    Sure your right there but Vegas is probably the best eample of that. Everyone that moves to Vegas moves there tohit it big in some way. No one goes there to raise a family and with greed comes situations like the one they are going thru now. Like a few said the time to buy is now if you have the stomach for it but if you are in vegas you probably do.

                        I live in Vegas, and while the economy is obviously not great it's still a great city. People will always want to come here because of all the attractions, both gambling and otherwise.

                                japan's boom/bust was like our boom/bust on steroids - japan was more like our internet bubble than our housing/economy bubble

                                keep in mind the nikkei went from 5,000 to 38,000 in very short order before going back down to 10,000

                                good to see a bit of a recovery in 2010, although at last year's bash i DID enjoy the great meal deals everywhere. some of the best restaurants in the world had $40 fixed price menus (appetizer/steak/dessert), are they doing those this summer too?

                                    one thing some of the strip casinos did that i thought was smart was have "all you can eat all day" deals, where you could go to the buffet as many times as you wanted all day long for $25-30

                                    what a great way of keeping people in your casino (or close to it) all day

                                        Stayed at the Mirage last Summer and I think there buffets were pay per meal. Looking to book late Summer or early Fall. Any place you rec staying MF?

                                            As far as my stay I was pleased with the Mirage and we were treated very well. After getting around I was most impressed with the Bellagio. Beautiful place, the rates are a little higher but we only go about once a year. The first few times I went to Vegas I was with friends and we just went hard at the casino's and did not "sight see" much, but this past year I went with my wife and was moreless on a tour of Vegas so I am a little more aquainted with what Vegas has to offer as far as Hotels go.

                                                    MGM, Luxor, and Excalibur do. Harrah's properties have a similar offer that's called the "Buffet of Buffets" where you pay $30 or so and can eat at any of seven selected buffets for the entire day.

                                                      Thanks Monkey. BTW TI rated at 14th??? I've stayed there about 10 times and I think the place is very much underrated. It's a small casino, but it's clean, comfortable and close to shopping and other top casinos.

                                                        Forgot about the Venetian and Palazzo.. along with the Belaggio those rank at the top imo as far as outward appearance. They are magnificent on the inside as well.

                                                          Yeah. I agree that it's not bad. It's sort of middle of the road though. There really isn't much difference between casinos in the 9-14 range.

                                                                Yeah. Palazzo is nice. It's just so damn bland to me. It has no personality. It reminds me of Monte Carlo, which I guess I left off the list accidentally. Monte Carlo is probably right under TI on that list.

                                                                        i would also move palazzo up and move caesar's down, probably just switch spots 6 and 9
                                                                        caesar's is such a mess to maneuver around and doesn't have the luster it once did

                                                                        what an awesome city when even the bottom of the list casinos are a lot better than the top of the list stuff in the milwaukee/chicago area!
