#82Nice buy Fish, I have been on the lookout for a few acres in my area. We still have a 97 acre farm in our family but it has been turned into a "junk yard" by my cousins and their husbands and it makes me seeth. Obvioulsly you are not aware of the quality of farmland in the state of Iowa, as it is some of the very best and fertile ground in the entire country........perfect for growing soybeans and corn, both of which are major cash crops.Comment -

Up until last year, Iowa farmland had increased in value every year since 1997.......
I actually bought some land in 1997 for 900 an acre and today could sell it for around 4500 an acre.............as you said, this investment is being driven by what you stated above, plus the push for biofuels in the last few years.Comment -

Let me state, I could get 30-40% more renting it to an outsider, but my brother is a top notch farmer, and being family, will take good care of the ground. You get outsiders farming your land and they could care less how they preserve the soil for the longterm.Comment -

Yes, but this parcel is wide open with not many trees, not great for deer hunting, more so for pheasant hunting in the fall.
However, my brother has property located near a river basin(east fork of Des Moines River) that he sometimes allows deer hunters and other hunters to patrol it.
Growning up I did lots of hunting and trapping(muskrat, mink, raccoon) around the area.Comment -

#90Great purchase Fish.. My family left me a nice sized piece of land in S' Georgia and i lease it out.. Same guy has been farming it for the last 20 something years.. So when i got it, i let him continue to farm it.. I've been there to visit, but no way i could live there.. So it works out great for me.. Once a year, i get a very hefty check for doing nothing at all.. I wish you and your brother much success FH..Comment -

#101Renting out some farmland and making a decent return ( 6% or whatever) sounds way better than trying to do it with condos or such.
Of course nobody in their right mind wants to live in Iowa, ....but if you know the land values there, then I say do it.
Somebody has to farm that land, just as long as it's not me and Jeff Fishhead !
Get a few more more farms, and soon you have 50-100k or more in rent coming, or even become a non-farmer yourself, and get paid not to grow something....but FH doesn't go that way.
All I know is that land is needed to grow the Shit we eat, it's basic, farmland =food, people need food, it's good until we find a way for people to not need food.Comment -

The farmland market itself has stablized over the past year...............corn and soybeans the same.
We got the crop in early this year, as it was a quick thawing spring.................now all we can hope for is good luck from the weatherman.Comment
