    Never Never Never Never Buy a house
    between the 6k/year in real estate taxes, the house payments, new roof, siding, neighbors, etc it's enough to drive a guy nuts and into the poorhouse.
    but what is REALLY irritating is all the little shit that has to be paid for if you're not handy (guilty!)

    just in the last 2 weeks:
    new router/adapter $130
    new water heater $900 + 300 to install
    new garbage disposal $250 + 120 to install
    fix a bathroom shower $150

    etc etc etc

    this money would be MUCH better spent on games or at the casino!

    I disagree with your premise, but the bold part is incredibly important. Basic stuff. Had to turn the heater on a couple of weeks ago in my house. Thing wouldn't turn on. So I open it up and look inside and see the pilot light is out. One minute later the pilot light is back on and and we have heat. Any idea how much it costs to bring a heating and cooling guy out your house. $75-100 minimum.

    My advice, learn basic heating, cooling, electrical, and plumbing stuff and you will be surprised how much you can save.

    Now, the new roof I need?

                        Buying our two houses are two of the best investments we ever made. Of course it helps that I dont owe anything on either anymore. Best advice I could give would be to never get in a 30 year mortage, 15-20 years at most,JMO.

                            Start shopping prices man.
                            New Hot water heater ( 75 gal. ) 400 tops. + 200 install TOPS
                            Best garbage disposal in the world at Home Depot 70.00 maybe 100 to install.
                            Write of your taxes.
                            Save receipts to post against capitol gain down the road.
                            Write off interest paid on mortgage.
                            I know, housing is in the toilet.
                            As long as you do not have to sell , it does not matter!
                            Only place I know where you put down 20% but the value increases in your favor at 100%.
                            You do not need to be handy to shop pricing on materials.
                            Get the bar code app.
                            I know it is tough now but it will not always be.

                              people like me that bought near the top are frustrated with it (doesn't feel good to buy a 380k house that you couldn't sell for 300k that keeps costing you more and more money)


                              TIMING IS EVERYTHING IN LIFE

                              right now (at least around here) housing is still way overpriced versus renting
                              guys can rent 3000 square feet for $1000/month
                              between housing payment/taxes a similar house costs $2200/month to buy PLUS then you have to pay the maintenance

                              government is still subsidizing housing by letting you deduct mortgage interest and real estate taxes
                              interest rates are at record lows, if these ever go up significantly the bottom could fall out everywhere, not just florida/az/ca

                                str i always use 10% off lowe's/home depot but it was still 900 for the water heater +299 for lowe's installation (home depot is $300 also)
                                same thing with the garbage disposal, i got a relatively cheap 3/4 hp - the 1hp were $300 or so and again lowe's screws me out of $120 to install their own product

                                i'm not that old but i'm getting to the point where i remember everything being a lot cheaper!
                                and i know they pay these guys $10/hour to install something and charge me $299 for it

                                    i've got a buddy that bought a condo in florida for 10k and recently found out that since it's only 20% occupied now he has to come up with 5 times the dues if it was full (what a dumbass for not checking that out first)

                                              Maybe you should look into a home warranty then. Something like $450-500 a year to cover that basic stuff. Only thing you pay is a deductible of $50 or so for the service call.

                                                      if i would've rented at 1000/month instead of bought at $380,000 5 years ago, i'd be
                                                      ahead $80,000 on the loss of value of the house
                                                      ahead $20,000 on the commission 6% if i sold
                                                      ahead the $1000/month that rent is cheaper than the mortgage payment
                                                      ahead the $6000/year that i'm paying in real estate taxes
                                                      ahead the $10k i paid for the roof
                                                      ahead the $10k i paid for the siding

                                                      all told the "american dream" lie that was sold to me by the banksters and mainstream media has cost me over $200,000

                                                                    But at the end of 30 of renting you are hoping to her your damage deposit back. With your house you will get money when you sell it or it can be rented to someone who thinks its better to rent then buy.
