The only area to avoid are.....
1. THE N and NE
More specifically I would concentrate efforts around SUMMERLIN in the W/NW and GREENVALLY in the SE...........I prefer the SE anywhere between Sunset Station and the M Casino by just a tad over Summerlin. However the majoity of NEWCOMERS to the city usually prefer Summerlin over Green Valley. Summerlin is a tad cleaner/safer than Green Valley, but the latter is more conveniant, yet still very, very nice.
One cannot get hurt to badly, if at all, buying right now in Vegas.......especially if one has cash and takes the time look around.
Overall, this market will deline in all liklihood by another 3-5% over the next two years and then stabilize for 2-3 years..........that's my outlook.
