    What's a realtor get for selling a condo ( 6%) ?
    How negoitable is this fee ?

    I know they are hurting in general. With so many homes for sale do they want more and be willing to take less ?

    Can you do it yourself reasonably ? I think let the realtors find the buyers, since that is what they do.

    Say a 250k unit, 6% is 15K.

    Any thoughts ?

        Skip the realtor. Stick a FSBO sign in the yard and see what happens.

          can't do that in a condo.

                5% depends on the area and property appreciation rates.I would until prices appreciate more.

                  The fee is split with a portion to the Listing Agent and a portion to the Buyers Agent. Standard they generally quote in 3% to the Listing Agent and 3% to the Buyers Agent. It is usually negotiable to 4.5% - 5% total. Make sure it comes off the Listing Agent (they really do not do much). If you reduce the commision to the Buyers agent they will steer buyers away from the house (well most of them). So you can negotiate 1.5% - 2% to the Listing Agent and 3% to the Buyers Agent. In some area it is normal for the Selling agent to get 2.5% (check on this) so you could maybe do 2.0% Listing Agent and 2.5% Buyers Agent. If they do not negotiate talk to an Agent that will. The commision that the Buyers Agent will make is setup in the Multiple List, so the Agent can see exactly what he will make on the property, prior to scheduling showing.

                    Never pay more than 3%. Phuker is just going to put it on MLS and let someone else sell it for him. 1.5% to do nothing is reasonable.

                      Check out the market 1st. Maybe you can do it yourself, maybe you can't - depends on the supply and demand in the area AND your time constraints.

                      Trying to negotiate the fee down won't hurt it's not like the realtor is going to walk so give it a shot.
