I know plenty about it but it sounds like you no nothing about it. While that's understandable, it puts you at risk if it has value to it. A lot a scammers out there. Be careful.

Also, I don't get probate. If things are in order, that is just another expense.

Agreed. Find a lawyer. Even though expensive, they have a fiduciary duty to represent you properly.

i got screwed over hard after dad passed away he wasnt even paid b y renters his last few years and they didnt pay wter bills electric bils etc but the companies came after me for that money two sons were helping mom sty there so fater i setteled with companies i took them to court for grand theft

in short buddy get a lawyer if your looking at 100's of thousands get a lawyer as low % u can find
