Lady has rental sent tenant eviction letter she says she’s moved out but her bf is still there not on the lease what’s the next move?

Complete the eviction process even if the BF isn't on the lease. Get the Sheriff out there and change the locks. Throw all the tenants crap in the rental in storage. Sounds like you may have a squatter case on your hands at this point though.
Laws are focked for owners. They always favor the renters and even squatters. Gotta go by the book and get em out legally.Comment -

Could go old school subliminal threat style. My business buddy back in the day found the meanest looking big black dude and offered him a $100 bucks to just walk up to his rental with him and look mean and get handed a camera and walk away.
My business buddy brought a camera and knocked on the door of his tenant that was being evicted. What he did next when his non paying tenant opened the door is he took a picture of him and gave the camera to the big tatted up black dude and asked him to go back to the car.
Tenant under eviction was in shock. My business partner just walked away after saying watch out..
Sure enough the tenant moved out the next day.. True story I kid you not and probably legal.

Could always lite a match late at night and call it a day when your tenant is not at home. Collect on the fire insurance and rebuilt. Blame it on the tenant under eviction.
