Don’t drag it out. So glad to have the house paid off (did it in 10 yrs) than still having 18 years of house payments right now.

Instead of refinancing why not just pay extra per month to bring down the balance. That way you don't have to worry about the paper work and fees/points.

However anything below 3% right now is solid.

4.875 is what my loan is on 225,000. So still big savings with a refinance. Main thing is to lower monthly payment.
