    Moving to Vegas End of July

    Wife and I are packing our bags, taking our dog, and moving to Sin City. We're purchasing a home to start our real estate investment portfolio. This has been in the process since March, but with the way real estate has gone lately it's taken us this long to finally land something. We started looking into 4-plexes but they were few and far between, mostly in shady areas. Keep in mind this would be owner-occupied so we'd have to live in one of the units.

    After discussion, we decided to go the buy - live - rehab- flip route. We will be living in the house for the next 2 years, fix up the kitchen/bathrooms and either sell it or start to rent it out. Then buy another and repeat the process.

    We currently live in the Bay Area CA and can work remotely without getting pay cuts, we have a baby on the way, but no kids yet. Moving to NV where there is a much lower cost of living, with no state income tax gives us a boost in take home pay without even getting raises.

    Also, closer to the pay windows

    I know it's gonna be hot out there. Good thing we just got the AC replaced on the buyers dime..

    So where does your employer have their “home office?”

    If you still belong to the office in CA but work remotely in NV, you may still be subject to CA taxes.

    I'll talk to my tax person, but from what I understand there are 7 states that exercise this "convenience" rule. Basically it says that a state can tax you wherever your office is located, even if you're not currently working in that state. 7 states use this rule: Arkansas, Connecticut, Delaware, Nebraska, New York, Pennsylvania, and Massachusetts.

    And to add: the office location where I used to go into work at is in California. Since March 2020 I have been working from home (in CA) as we were not able to go into the office. We're still under shutdown to this day and must work from home, unless under certain circumstances.

    Once we move to NV, we will be establishing our domicile by purchasing and living in that home.

    We will still have to pay CA state taxes on the income we earn until we make the move, but post that date I think we're in the clear.

    Online gambling is the future, the Vegas model is outdated. Most major Vegas casino operators like wanna NDA sands are already trying to get outbofb head and increase their positions overseas in places like Macau.

    Nothing good about living in Vegas. You only live once, you are in the Bay Area, it's one of the most desirable places to live in America. Stay there, if you decide to go, I wish you nothing but the best.

    Stay off of the letter streets, like d. etc.

    Not far from me. Summerlin great community, lots of good people, lots of things to do, lots of money around there, etc... I’m at Charleston Rampart on TPC. You will enjoy the area.

    Been here about a week. Loving it so far. 8 mins from Red Rock Casino. Up $200 there so far.

    Got Raider Training Camp tickets for tomorrow at Allegiant. Wife is Raiders fan. Should be fun.
