    Eviction today saved about four grand

    Going to take a hit on the credit rating but mine was terrible anyway I’m just leaving and stiffed

    My tenant of 20 years is skipping out of his commercial lease, says he can't run the car dealership anymore and doesn't want to and is moving to Atlanta to start a new business up there. I said you have a locked in lease agreement for another year you can't do that, he just told me he's done. I said I'm gonna have to go after you legally in the courts..

    So bottom line is - I'm out 6 grand a month now until I lease it back up. Mean while my Korean Car dealer tenant sold his corporation and moved in some Chinese business people somehow that used the business location and my property to transfer funds from China to US is some fashion that I don't know about?.. That's that story he's kinda giving me and that I figured out. It sounds very illegal in nature.

    Just pissing me off to get a commercial vacancy and eviction in January .. I got an offer already on a moving Company and a Weed Dispensary to rent it. The Moving Company called Clutter is losing money every year and expanding to fast for it's own good so I passed on that and the Weed Dispensary owner has no capital and his credditt is suspect. Both wanted to move in February 1 and I can't do that because of the pending legal eviction. Passed on both.

    So now I may have to start a Commercial eviction to evict the Chinese people that my Korean tenant let move in, My Korean tenant gets served also. In the end I will ding his creddit and get a judgement on his name but probably still never get paid. That will take a minimum of 3 months. A new tenant will also ask for a few free months rent to set up the business.. This property is my main source of income and I'm not looking at a dime until Summer from it now.... NOT HAPPY ABOUT ALL THIS

    Scumbags break leases and go through evictions.. Not cool JJ!!!

    He did it without my consent. I just found out a week ago and they are already in and set up. I don't think they have any plans on paying me rent either, I just hope they don't gut the place..

    I had no say in it. Yes it was illegal and in violation of the original lease.

    I feel for landlords sometimes. It is a tough business. However, even though I've never damaged a property or broken a lease, every single landlord I've had has been a complete a-hole. I suppose they get jaded after awhile, but the flip side is fix the g-damn sink, furnace, etc. Also, security deposits aren't additional rent that you can just keep for no reason. It goes both ways. Just leave your place clean and do the best you can. You can only do what you can do.

    Yup, I'd never rent to a person that went thru an eviction. Bad credit is just as bad. They usually will be repeat offenders so you can't take that chance.

    Be cautious with Asian tenants jibs, especially ones from mainland China. Their money is almost exclusively and positively siphoned from the government and they are looking to wash it here.

    It's all cash rich but they don't play by the same rules you do and don't care about credit reports or civil suits. They are immune to many of the laws that would normally prosecute deadbeats or stiffs and will look to stiff you wherever and whenever they can

    There is certainly some kind of money laundering scheme going on over there at my property between my Korean tenant and his new Chinese investors that bought his corporation. It all stinks to high heaven.

    The lot is full of cars today and the gates are closed for business mid afternoon. So it's made to look like the car business is still operational which it is not to fool the banks. My Korean tenant has paid me through January but as of February 1st if I don't receive any rent money and have to evict I won't be shy about calling the FBI and authorities to expose any money laundering operations that are going on at my property here in LA, Cali.

    I don't want to be connected to anything like this. It's all upsetting to me.
