                      People are so stupid if you can't see what's right in front of you. If you tell people there's a moratorium on rent, a lot of people won't pay. They think they're getting over, but they're not. They're not saving that extra rent movey, they're not buying stocks, starting a new business. No, they ain't doing shit. So eventually, the landlords get backed up on mortgage payments, but they don't have the cash, so they have to sell. Guess who the mom and pop landlords sell to: the corporate giant land-amassing realtors. So now more private property is in the hands of mega-corporations, and now you still can't rent shit, and guess what? You ain't got no money either. The rich get richer and the poor get poorer. And congratulations, you voted for it, and you asked for it.

                                      I have to do some research on this, but I imagine, like a lot of things, the bigger companies here are making sure they fill out all the paperwork, correctly etc. They are going to be buying up properties when smaller guys default.

                                      Save me some time. What happens when the bill is due for all the back rent? Do you think more than 40% of the people are going to pay that in total? Can the home owner, who may just be living paycheck to paycheck (all the rental owners I have ever known have been moreso in this category), tell the bank that their tenants defaulted, therefore they need a break too?

                                              The only reason you should owe back rent is because you did not claim in time and your landlord didn't make a claim. You can still claim today and get it back dated but that is on you the renter and the landlord. If you own a rental property and your tenant cannot/won't pay then it is very easy to receive this money. NO ONE should be losing their property of tenants not paying. You don't have to tell a bank. Just get relief and pay the bill. Stay informed, the money is out there if you are impacted.

                                                        Stop it. Many of these programs are FEDERAL... You as a landlord can get funds to pay your mortgage and you can also get your mortgage delayed from most banks.

                                                        If you are a landlord, maybe you shouldn't rent to scumbags. What do you think happens to people that shit on their landlords? They get bad credit, they get a bad reputation as a bad tenant. You will always have bad renters. People that leave the place a mess or tears up the carpet or fukks up the ceiling or bath. That happens even when there wasn't Covid. You can't rely on the government to make you whole when you don't do your due diligence and manage your properties properly. It's called business.
