With interest rates so low, you can buy property more easily. A company I work for purchased 2 small apartment properties in the last year, even with dealing with a few deadbeat tenants, when all the dust settles, nobody will be living "rent free" and the property is only gaining value. We are already discussing demolishing the buildings for new construction. People feeling good about not having to pay rent right now are not even a concern...

We have also learned that most people don't fight eviction, if they can't pay, they tend to leave. Also many judges are still moving forward with evictions and typically the tenants don't contest it, nor can they afford to pay someone to contest it(they can't even pay their rent)...

Not paying rent for the last year or so? Enjoy it now, but in a few months when this is over I think you'll find it a little bit difficult to find a place to live in. Your landlord is going to kick you right the F out. Then trying to qualify for another place is going to be a biatch. Not all is lost however, you can pick up a sweet cardboard condo by the bay.

I would say the main reason we sold our home in Philly. Had 2 people who worked at Rivers (SugarHouse) Casino. Even with the extra $600 & $300 UI bumps they cried poor mouth. Though our mortgage co gave us a 3 month extension in April (btw the Interest just adds up) was getting tough carrying 2 mortgages so we sold. On a happy note did get 22k over asking.
