Wood is a commodity and really no telling in future forecast what wood will be in demand. Most play center of road and plant pine trees. Pine is used for building homes etc. So, if you can predict a housing boom in 15 years, you'll be good.

What size lot are you looking to plant? if its over 100 acres most counties in conjunction with States will do an assessment and advise on what would be best to plant. Extension office offer a 12-15 and even shorter growth pine tree that they will plant on your property for an affordable price. They sometimes use a helicopter with a air powered tube and shoot the seed into the ground in neat organized rows with exactly amount of space trees need to grow and prosper without wasting any space. these seeds are Genetically modified and have almost zero knots in the wood and resist drought and beattle bugs.

Your natural pine wood is a better wood and stronger, but it will be prone to the knots and bugs and brings big $.

Is your hardiness zone 8A or 8B?

Mahogany tree is what i'd look at, but anything in the 8 zone is too far North.

The real money maker is in Christmas trees. selling them for anywhere between $30-$50 a shot and you can plant an insane amount on just an acre, something like 1,200 trees in an acre slot and this isn't counting wreaths and other greens that are sold at Christmas time.

I am not a timber cutter, just a person with some land who's cut timber for market.

I almost replied not Christmas trees either, I don't want to rely on individual customers...for my area, probably couldnt get 30 people per year to buy them

im just wanting to try expensive trees (bought as a couple ft high) in a few wide open spots, make sure theyre doing ok in a year or 2 then buy seeds for a large area...(if needed, can irrigate them)

I did look into mahogany, but yea too far north

black walnut I read release poisonous stuff from roots so that's out because I cant have other dead vegetation around.

im 33, so if im 60-70 when ready to cut, its not an issue...would like a little cash from the nuts each year though

so do you plant Christmas or pines??? any other evergreens?

Rudy, really need to know what size land your working with. I've got nut trees on a parcel of land i own and haven't harvested the first pecan in 13 years because of the squirrels. So, if your planning on harvesting any nuts, prepare for war with squirrels.
