    Lake Las Vegas may be a thought.. prices are down about 60%.. It's beautiful, about 15 miles away from strip... near Henderson.. Practically giving townhomes away there now. Good luck.. Vegas over built, but it will come back.

    Be cautious with the Allure development. A big investor who owns about 25% of the units has decided to let his units get foreclosed on. No longer paying HOA, etc....

    Well, technically the empty hull of the Fontainebleau is in front of it, but you can access it from the strip via Riviera blvd and there's no cross street between it and the strip. It's physically closer to the strip than Aria, Bally's, Bellagio, and a number of other casinos. As far as I'm concerned that qualifies as being on the strip.

    FWIW, an ex girlfriend of mine was/is a member of the stirling club. Both Turnberry properties give out free memberships, but the property north of the Hilton has lower HOA fees.

    IMO Lake Las Vegas is to be avoided. Its location is terrible, and the unoccupied businesses and subsequent lack of amenities could scare away residents. Also, the lake itself is about as environmentally irresponsible as you can get.

    While playing poker at the South Point I met a few residents, and there's another who deals at TI. All of the people I met claim to like it there, but these conversations didn't go beyond normal poker table chat and I don't recall if they were renters or condo owners.
