Basement for you to enjoy (most likely you had that #1 on your list)

#2 on my list would be a nicer kitchen. I like our kitchen would just like a bigger area and bigger fridge.

I know you said that You plan on staying here for 20-30 years in the house, so resell probably doesn't matter much to you, but Kitchen and master bed/bath are 2 of the biggies.

If I had to do it over, I'd also go hardwood throughout the downstairs....may rip up the carpet this winter and do it anyway.

I agree but it makes me wonder how dirty the carpet really is.

The double car garage is a must on a new home.

A top kitchen should be your priority Rob.

Also look at radiant heat flooring. Its brilliant in the winter.

Make sure you get high efficiency HVAC system. If you've got the money to do solar or geothermal then splurge on it, but you won't realize the cost for about 7-10 years. Some good tax credit available on this too.

I've built about 500 and have seen some cool stuff, and some things you must do.

First, RubberKettle above makes the #1 suggestion for anyone planning to live in a place 20 years and you have decent sized lot. The geothermal energy systems are absolutely amazing. I have built a couple of 4,000+ sf homes that have energy bills under $100 a month. It is a big investment, but will pay off easily. While you are at it, check out the entire Energy Star program as well. Add a radiant barrier in the attic and cellulose or foam insulation in the walls and ceilings. Low-E windows will make a huge difference in the summer if you have much exposure to the sun.

I see some great ideas for extras, but here are my favorites..
Bars are much easier to design than add later.
Putting greens cost next to nothing extra, and a room with a launch monitor and a net.
    Outdoor fire pit.
Grills in a covered, preferably screened area.
    Steam Shower
Sub-zero fridges and freezers built in
Bad ass media room. Best one I saw had 4 rows (16 total) of very comfy theater seating that reclined. Total surround sound package
Disco Ball...sounds cheezy, but get some drunks around and you have a party.
Storm room...probably not necessary, but if you live in Oklahoma or have a paranoid wife, it beats gathering the kids in a closet.

    Robzilla-

I just posted a video for you with a few suggestions.

One I left out is gas tankless hot water heaters. This is an absolute must. No question. The efficiency and functionality of these vs traditional tanks is off the charts. Tankless are all we ever do anymore, even in mid-price homes. This is a no-brainer.

One last thing.....I've installed a number of the steam units, and personally I think there a pain in the ass. They only work properly if you can almost seal up your shower area, which I'm not a big fan of. I prefer an open shower area. Just my opinion, though. Some love them.

don't what you mean by extras?

like expanded kitchen? deck? fire place?

my family has lived in two houses all of my life. One was in the ghetto part of town nice house, bigger then the one where we are at now, huge back yard.
and a small house in on a block where the average age has to be pushing 55.
the way some of you talk on here, i think with all honestly, some closets may be bigger then my room and some rooms may be bigger then my house .

but as for extras. I always wanted a fire place, as many as possible. Also wanted a deck, with a gas grill hooked up to the gas from the house. A huge bath room, and kitchen is a must.

but honestly i really don't know much about new houses, plans, ect.

I've worked new home construction for many a years and have seen come cool things myself. Maybe have a hidden room or closet. I have had to wire for t.v. and phones before in the bathroom. One home even had tv wired for the closets ! Theater room is great as well.... could do a theater / gameroom combo.
